Pre-listing Inspections

Mold:

The presence of a biological growth of any sort, especially if it appears to be actively growing, will be noted.  Whether it is one of the few harmful types of mold will not be tested for as part of a routine inspection.  Test kits can be purchased to test for harmful species of mold, or a professional mold inspector can be consulted.  Most of what people see growing on the lower part of a basement wall is more likely to be mildew than a harmful type of mold, and can be easily cleaned up.

Termites:

A foundation search for termite tunnels is included, if the foundation is visible.  This will NOT satisfy the requirement of a termite inspection.
